There is a reason realtors get nervous when they learn Accurate Home Inspection is doing the inspection. John will find the issues. He explains things in a way that make it easy to understand. His communication is top notch. The inspection report is highly detailed and thorough. Basically I cannot say enough good things about Accurate Home Inspections. You are making one of the biggest investments of your life in buying a house so you probably should not go with the least expensive inspector. His price is absolutely justified in my mind with the experience I had with him.
I wanted to share our home buying experience with others. After our offer got accepted, our realtor gave us a list of three local inspectors. John at Accurate Inspections was not on the list. We assumed they were the best and called. The first guy was not very friendly so we hired the second guy. We have had other inspections in the past and we were not very impressed with the inspector we hired and he only found minor problems. We ended up not buying the home because it did not appraise for the asking price. After we got our offer accepted on the second home we found, we decided not to use one of the inspectors on the list we were given and we did some research online. We were impressed with Johns qualifications and hired him for our second inspection. His inspection was exactly what we were looking for. The report was very detailed and he pointed out so many things the first inspector did not even mention. He was very professional and was able to answer all my questions. We will definitely use John again in the future and will be doing research and finding a new realtor. If you need a great inspector hire John and if your realtor gives you a list and he is not on it, you need a new realtor.

John is by far one of the most thorough inspectors in the business! We have been more than happy with our personal home inspection of the home we were purchasing. Had we not received an offer so quickly on our previous home, we would have had a pre-listing inspection done on that home as well (the only thing that prevented us from having it was the buyer, who made an offer, was having their own inspection done). John is so meticulous with each area of the home – inside and out. He gives thorough, detailed explanations in each section of his report. He doesn’t leave out anything – it’s like nothing can get past him! We appreciate being told exactly when to come meet him, so he can concentrate and do his very thorough inspection then give us the “summary”. He still allows for plenty of questions and will explain what he inspected. He explains things in a way you can fully understand. He also is helpful on what kind of additional services may be necessary for more in-depth inspections of particular items/issues in the home. We would highly recommend John to anyone in need of a home inspection – whether selling or buying. We even had some out of town family members look at our inspection report, and they were blown away with his work. If you need a thorough inspection of a home, John’s your guy!
I found John through a Google search and couldn’t have been more pleased with the work he did. Being out of state and first time home buyers, it was important we had someone on our side. John was my 1st pick after reviewing and interviewing several other companies. His customer service as well as his office is favorable and their knowledge is comforting. I cannot say enough about the commitment and thoroughness to the project. On the day of inspection he utilized every minute of the 4 hour window allotted unlike others that said they’d be done within 2 at most. His inspection was from the peaks of the roof all through the basement and crawlspace. I was pleased with, not only the inspection, but the follow up with the detailed binder and information. I am glad I allowed more in the budget for a fantastic company and a stand up group that took the time to make sure my family would be protected. I would suggest to anyone needing an inspection to go with Accurate Home Inspection.
John did an excellent and thorough job and his report ended up saving me from making a major mistake. He was highly professional and walked me through the various issues he found and why they were concerning. While I didn’t end up buying the house, the detailed report from John gave me the leverage I needed to get my earnest money back. When making a major purchase like a home a good thorough inspection is worth every penny. Very impressed with the whole process. I requested an inspection and had put that I would like a mold test done as well. John was on the phone with me scheduling an appointment the same day. He asked why I was asking for a mold test and if we suspected mold. I told him no and he immediately said that he would hate for us to waste money so let’s schedule the inspection and if I suspect mold during inspection then we will go from there.” We also really liked the fact that they ask us wait and come to the home during the last hour of the inspection. This gives him time to concentrate on the home and the inspection and then go over all the areas and items that were found. Brilliant! Thank you for not having us there for 3-4 hours to watch you do your job 🙂 We were able to take minimal time off of work and still get the same information. I came with a list of items that I had questions on and he was able to point out and address those items right then and there. He has the tools to detect warm and cold spots, which was wonderful as the bathroom has heated tiles. He was able to show us the picture that it was working as it should be. We were able to pay on the spot and had a detailed report that night, via email, and a physical report in a binder on our porch the next morning! We were also furnished a website to refer to for our pool and information on an app that allows us to put information in regarding our home products such as microwave, furnace, stove, fridge etc. so if there are any recalls we will get notified. All in all we’re very satisfied and will use Johns services again! Keep up the great work and thank you for being so honest with us. That speaks volumes!
I had the pleasure of meeting John years ago when we worked together. During that time I got to know his work ethic and credibility. So, I was more than excited to learn that he had become a home inspector, as I was preparing to move back to the area, and would be needing one.
There is no other person that I would trust more than John when it comes to inspecting my home. Most home inspectors are “cookie cutter.” They come in and look at the “major” issues and areas, spending maybe an hour or two inspecting your home. A lot of home inspectors that I have used in the past do not have the tools or expertise that John has. My home is my “castle” and I want to know if there are issues that need addressed or fixed.
John arrived promptly for our appointment. He explained what he would be doing and looking for and immediately went to work. He spent roughly 4 hours inspecting my new home from top to bottom. I have never seen someone so dedicated to their job. I truly felt as though I was given “white glove treatment.”
After the inspection John sat down with me and explained what he had seen/found. There were so many things that easily could have been missed, but were not (cracks in bricks, gaps in siding, outlet issues, venting…). John even suggested setting the water heater at 130 instead of 120 degrees to prevent a certain aquatic borne disease. It is little details like that that instill my faith and trust in a home inspector’s work.
The report that John compiled on my home was 61 pages long. In the past I might have received a 12 to 24 page report from inspectors. John informed me that if I had questions he was available to answer them for me at any time. This made me feel like a valued customer.

I couldn’t be happier with my experience with Accurate Home Inspection. I walked alongside John DeBusk for the first part of the inspection. From the outset, I could tell he was going to be thorough, detailed and professional.
The house I purchased was built in 1900. John was familiar with the pitfalls that can accompany a home built in that time period and alleviated all of my concerns. He enlightened me on several things that had been done and needed to be done to the house.
The final report was thick, but cleanly organized and easy to navigate. He sent me the report in digital format and in binder form, which covers the bases for both the tech-savvy and those who like it old school.

Accurate Home Inspection is as in depth and professional as they come. Being done during the middle of the day, I met john at my home at a set time. He was on time for the appointment which was important to me because I left work shortly to be there for the inspection. He took the time to explain what he was looking at and why and or how something could be a significant issue. His final report was completed and given to me in a professional binder. Short Version: I really can’t imagine that there is a better home inspector in the Lafayette area. The world would be pretty awesome if everyone was as competent and had as much pride in their work as he does. Do yourself a favor and hire John to do your home inspection. His prices are fair and the product he delivers is top notch. This ended up being one of the least stressful parts of the whole home buying process for me because I felt like I had a true expert guiding me.
Long Version: John came highly recommended by my sister and her husband after his inspection of their new home in March 2017. I remembered them both raving about his thoroughness, attention to detail, and easy-to-understand explanations. So when I went to buy my own home last month, I gave John a call. After working with him myself, I agree with their assessment 100%.
As a first time home buyer, I wanted to know that the “big things” were in good condition on my future home. Cosmetic things can be repaired fairly easily by most people, but structural issues, roofing issues, a bad HVAC system, etc. can cost thousands.

Once the seller accepted our offer, we were in a pinch to find a home inspector. We called all the inspectors that our realtor recommended, but none were able to do our inspection within our closing timeline. So… I went to the internet to find home inspectors in our area with good reviews. I came across John DeBusk and Accurate Home Inspection. This turned out to be a great turn of events. John was able to make it out to the house within a few days and did a phenomenal job. He spent at least 4 hours going through every part of the house–inside and outside. He took pictures of everything and provided thorough documentation in a very short turnaround. My wife and I have purchased a few houses in the past, and John was by far the best home inspector that we have had. In addition to his thoroughness, he is also quite personable. He inspected our house for “monsters” too…. I.e, he provided a door handle hanger that stated the the kids rooms were certified monster free:) If you want a home inspector that will look out for your (the buyer’s) best interest, call John and Accurate Home Inspection. Very thorough. Came highly recommend and was worth every penny of his fee. Very polite too. Inspection included a home maintenance guide complete with pictures taken during the inspection that would have proven invaluable had I purchased the house.
We got a list of inspectors from our realtor. I started calling around getting quotes. When I called Accurate and spoke to John, one of the first things he said was that he wasn’t going to be the cheapest inspector but there was a reason for that. He then went on to describe all that’s included in his inspections and the tools he uses to check the house. After I got all the quotes, my wife wanted to go with the cheapest inspector since she does our budget. I hired John because of what he had to say on the phone. The home we purchased was older and in the country so we had a lot of testing done on the house and the inspection price was $550. John gave us a 62 page inspection report with a ton of tips, maintenance suggestions and problems that needed fixed. We were able to use the inspection report to negotiate many repairs and thousands off the asking price. Best $550 we ever spent. When my wife and I were going over the inspection binder John gave us, she admitted I choose the right inspector. John came to the home I was purchasing to complete an inspection. I was very impressed with his thoroughness. Prior to inspecting the inside of the home, he inspected the outside. He made the decision to inspect outside first because he paid attention to the weather and learned rain was expected the day of inspection. He did not want to delay the inspection or the report. I really appreciated that. John was also very patient with me as I asked a lot of questions. I am very thankful for the binder with the home maintenance checklist and some potential vendors. As a home buyer I contacted John for an inspection. The house was a foreclosure, therefore, it was very frustrating dealing with the bank to turn the utilities on! He came to the house 3 different times and charge nothing extra!! He is very friendly and highly knowledged. I used Accurate home inspection to check into a home I was purchasing. The inspection was more thorough than inspections I’ve had done on previous homes I’ve purchased. The report arrived quickly, with good quality, labeled photos. A few days later a binder with a copy of the report arrived. My oldest son found this most impressive.

When the inspection had to be moved, Amy was kind enough and arranged for it to be on Sunday. The inspection and report were really thorough. We are going through the home buying process and have hired John to do two inspections now. He is thorough and professional and worth EVERY PENNY! My husband and I highly recommend and have really enjoyed going through this process with him. There may be cheaper inspectors but I am a firm believer in “you get what you pay for” and as a business owner myself, really found the value in what he offers. It may be a little more upfront for the inspection but he saved us so much money (I’m estimating close to $50,000) in the long run with his inspection results. It’ll be hard to find someone more thorough than John DeBusk. Luckily, my property didn’t have any major issues. However, I had no idea how many minor fixes needed to be done. As a first-time homebuyer, this was quite overwhelming. Thankfully, at the end of the inspection, you will receive a digital copy with pictures and explanations of everything that needs to be done. He will also mail out a hard-copy binder for people who prefer to have paper copies.
On top of that he gave lots of tips for home maintenance that I never would have thought of. This didn’t feel like a home inspection, it felt more like an educational seminar. I learned so much about houses and I am much more prepared to start my journey as a first-time homebuyer.

We found and chose Accurate Home Inspection for our recent purchase based on the sheer number and quality of google reviews. The house we were looking at was being sold “as is” so a good inspector was very important to us as we knew the house would need work.
John spent at least 5 hours going over a modest 1200 sqft house, including every square inch of the attic and roof. He was very thorough finding even the tiniest of details. Afterwards he gave us a printed report (a pdf was also available) summarizing every item that either needed fixing or regular maintenance. Each noted defect came with 1 or more pictures and a paragraph explaining what was wrong, why it was wrong, what dangers it posed to person or property, and how to address it. I’ve seen other reports made by different inspectors that would only include a very short sentence, John went above and beyond.
Pricing was what I expected, and based on the service we received I would’ve happily paid double. John’s inspection gave us the confidence to go forward with the purchase. Months later we are halfway through renovating the house and have yet to find something he had missed. I am so insanely pleased with the service we received from John and Accurate Home Inspection.

I was so happy we decided to pay a little extra for this home inspection. We had gotten so excited about our almost 100 year old bungalow, that we hadn’t seen the damage it was hiding. John was brutally honest about the serious issues this house had, and went above and beyond to check all the safety problems and every detail. While we were very sad to learn that the house was way more work than it was worth, John also helped us by letting us know that the way the home was photographed and the disclosure was almost completely fabricated. We learned a lot in this inspection that we really needed as first time home buyers. I would highly recommend, especially to other first time buyers and anyone buying an older home.

By the end of the walk-though, I felt so confident and familiar with the home. He was willing to answer any questions and demonstrated how to check many things ourselves. We joked that he must be the Mary Poppins of inspectors because he just kept pulling more and more fantastic tools out of his bag. To top it all off, he hand-delivered a detailed binder with all of his notes and suggestions and reviewed all of his findings once again. I would highly recommend John to anyone purchasing a home in the Lafayette area!

I had been smelling a natural gas smell in my dad’s basement, so I contacted John at Accurate Home Inspection to check it out. He came over, checked everything out (including places that I wouldn’t have even thought to check out) and didn’t find anything out of the normal. A couple days later, he contacted me and explained a phenomenon called “Orphaned Water Heater”, so now I’m getting that checked out. This was our second home inspection while buying a home and the experience we had using Accurate was much different than the one we had with another inspector. Our first home inspector just gave us a checklist that showed if something was acceptable or not. He said he didn’t get on roofs or into crawlspaces. The Accurate inspection was about $50 more than our previous inspection but it was so beyond what we expected. The inspector got on the roof, in the crawlspace and, the attic. He gave us an 87 page inspection report full of photos and we also got a home energy score. I’m pretty handy but John pointed out several things I wouldn’t have thought to check. When we need a third inspection we will definitely be using Accurate again.
We decided to have a maintenance inspection after having some remodeling work done, as well as to see if our home was ready for winter. Honestly, it was the best $350 we’ve ever spent, as it probably saved us hundreds, if not thousands of dollars in the long run. Not only did the inspector find our new bathroom exhaust fan was venting improperly into the attic, he also found a gas leak on our aging furnace and flashing problems on the chimney, which was allowing water into our attic. A few days after the inspection we received a binder with the final maintenance inspection report, which was very impressive. Every step of the inspection was outlined and explained, including photos showing us all the problem areas the inspector had found while in our home. I wish our original home inspection had been like this. I remember that guy rushed through the house, cleared it and was gone in less than an hour. Accurate Home Inspection was at our home well over three hours; taking their time, being thorough and answering all of our questions as we walked through together. I wouldn’t hesitate to call Accurate again for future maintenance inspections. Definitely worth the money!
John showed up on time and conducted a detailed and honest assessment of our property and its components. We were impressed with the variety of tests performed and had a radon and water test with our home inspection. We were shocked to receive an email, later that evening, with the inspection report attached! A few days later we also received a print version of the report, which included the radon and water test results, in the mail. As a first time home buyer, I was unsure of who to turn to for an inspection. John worked tediously and efficiently to inspect every part of the house. I can say, with confidence, that I feel very good about purchasing our home.
Being a single mother, I was very nervous about buying a home and having a home inspection. I didn’t know what to do or what questions to ask. I decided to call around and talk to the local inspectors. Several didn’t get back to me after I left messages and one seemed like I was bothering him. After speaking with John from Accurate Home Inspection, I knew I had found the inspector I wanted to use. He was on the phone with me for almost 15 minutes answering all my questions. I arrived about 10 minutes early for the scheduled inspection and he was already at the house. He greeted me and was very friendly and professional. He encouraged me to follow along on the inspection and to ask questions. I didn’t know what to ask but it didn’t matter, as we looked at each part of the house he told me what he was looking for and gave me lots of maintenance tips. When we went into the house he put covers on his shoes and even offered me some so we could keep the carpets clean. Once the inspection was finished, he gave me a quick summary and said he would email me the actual report in a few hours. The report contained lots of pictures of the house and was very easy to read. The next day he brought me a binder that contained the report, a home maintenance book (which since I’m not married, I love) and it even contained some coloring pages for my son. I’ll definitely be telling my friends about John and his service!

I have to thank John first because he did the leg work but all around this company has stellar customer service. They did not rush my inspection, they checked for every single detail that I wouldn’t of found until I was already living in my home for years.
